Terms & Conditions

These Terms & Conditions govern access to and use of the imobancos.pt portal, operated by Webteam Portugal - Destino Principal, Lda. ("imobancos"). By accessing or using the site, the user fully accepts these terms.

1. Identification

2. Scope of service

imobancos.pt is exclusively an aggregator portal that provides, for information purposes only, listings of properties associated with banks or equivalent entities in Portugal, available for sale and rent. The properties shown here may come from two distinct sources: (a) Properties published directly by the banks or equivalent entities (including, by way of example, financial institutions, real estate funds and special purpose vehicles) on their official websites; (b) Properties published by duly licensed real estate brokers, when identified by the brokers themselves as belonging to the portfolios of banks or equivalent entities. In these cases, the listing is the sole responsibility of the real estate broker, and their AMI licence is displayed alongside the listing, in accordance with Portuguese Decree-Law no. 15/2013 of 8 February. imobancos is NOT a real estate broker, does NOT sell properties, does NOT intervene in any transaction and is not a party to any deals between users and the banks, equivalent entities or real estate brokers. imobancos does not hold an AMI licence as it does not carry out real estate brokerage; any AMI number shown alongside a listing refers exclusively to the real estate broker who published it and is under their sole responsibility.

3. Source and accuracy of information

Content (photos, descriptions, prices, locations and other features) is obtained from the official websites of the banks, equivalent entities or licensed real estate brokers that publish the properties. imobancos merely aggregates and relays this information, does not produce or edit any property content of its own and does NOT guarantee the accuracy, completeness, availability or timeliness of the data shown — such guarantees are the sole responsibility of the entity that published the original listing. Before making any decision, the user must confirm all information directly at the original source, accessible via the "View original ad" link.

4. Limitation of liability

As a mere aggregator portal, to the maximum extent permitted by law, imobancos is not liable for: • Any discrepancies between the information shown on the portal and the information published at the original source (bank, equivalent entity or real estate broker website); • Properties that are unavailable, already sold or rented; • Decisions made by the user based on the information provided; • Content, policies and practices of third-party websites linked to; • Relationships, negotiations or transactions between users and the banks, equivalent entities or real estate brokers; • The conduct of real estate brokers who publish listings included in the portal, whose activity is independently regulated and supervised by IMPIC, I.P.; • Direct or indirect damages arising from use of or inability to use the portal.

5. Permitted use

The user agrees to use the site lawfully, respecting these terms and applicable law. The following are expressly prohibited: • Harvesting data from the portal through automated means (scraping, crawlers) without prior written authorisation; • Using the portal for unauthorised commercial purposes; • Attempting to compromise the security or integrity of the site.

6. Intellectual property

The imobancos brand, logo, layout, source code and original texts are the property of Webteam Portugal - Destino Principal, Lda. and are protected under applicable law. Content relating to the properties (photos, descriptions) belongs to the respective owners, whether banks or equivalent entities, and is displayed on the basis of the legitimate interest of public disclosure already carried out by those entities through their own official channels.

7. Personal data

The processing of personal data is governed by the Privacy Policy, which forms an integral part of these Terms.

8. Changes

imobancos reserves the right to change these Terms & Conditions at any time, with changes taking effect upon publication on the site.

9. Governing law and jurisdiction

These Terms are governed by Portuguese law. Any dispute arising from their interpretation or application will be submitted to the courts of the district of Lisbon, with express waiver of any other jurisdiction.
